Yay, you had a great week: Leases are up, pre-leasing moved and the portfolio number looks beautiful.

Except… maybe look a little closer. Because in student housing, a great portfolio-wide number can make it very easy to miss the property, floor plan, or trend quietly heading in the opposite direction.

And unfortunately, “but the portfolio was doing great” isn’t much of a strategy.

The Average Is Doing a Lot of Heavy Lifting

Let’s say your portfolio just had its strongest leasing week of the season.

That’s good news. But what actually happened?

Maybe three properties crushed it while two barely moved. Maybe your four-bedroom floor plans are flying while studios have stalled. Maybe one market is carrying the entire portfolio. Maybe leasing velocity is up, but you’re relying heavily on concessions to get there.

The headline number isn’t wrong; it’s just not telling you the whole story. And sometimes the whole story is where the expensive stuff lives.

We tend to investigate bad numbers. Occupancy drops? Dig in. Pre-leasing falls behind? Find out why. Delinquency spikes? Hello, spreadsheet. We meet again.

But when a KPI is green, the instinct is usually to keep scrolling. That’s how smaller problems get a very convenient place to hide.

Instead of stopping at “We had a great leasing week,” the better questions are:

  • Which properties drove the increase?
  • Which ones didn’t?
  • Did every floor plan benefit?
  • How does the pace compare with last year?
  • Did concessions change?
  • Are renewals moving in the same direction?
  • Where did momentum slow down?


Suddenly, “great week” has a little more nuance.

Portfolio Performance Isn’t a Group Project

A portfolio average is useful. But your properties aren’t all experiencing the same leasing season.

One may be ahead of pace. Another may be losing momentum. A third might look fine until you compare it with where it was this time last year.

Treating them like one big happy number can hide the places that actually need attention.
